“Sales activity last month was the lowest January figure we’ve seen since 2015,” said KAR president Thomas Howe with McGrew Real Estate in Lawrence. “At that time, however, there were nearly two-and-a-half times as many homes available for sale. As a result, it remains a sellers’ market across most of the state.”
January 2023 Market Highlights
- Home sales in Kansas fell by 25.8% in January 2023 compared to the same period last year. National sales fell with sales falling 36.9% over 2022.
- Home prices continue to increase across the state. The statewide average sale price in January was $264,314 a 2.0% increase compared to last year. Midwest prices rose 2.7% and US prices rose 1.3%.
- Mortgage rates increased. The national average commitment rate on 30-year conventional mortgage for the week ending February 17, 2023 was 6.32%. View Freddie Mac’s report.
