A recent survey conducted by the National Association of REALTORS® found 65% of people who attended an open house within the last year would do so now without hesitation. With buyers eager to find their new homes, strong home sale prices in Kansas make it an opportune time for sellers to list their homes. In April, prices were up nearly $17,000 with an average sale price of $226,540 compared to $209,798 in April 2019.
The survey also revealed 62% of sellers reported during the pandemic a real estate agent’s guidance is especially valued. Technology has been vital in overcoming the challenges presented by the Coronavirus (COVID-19) and the majority of consumers (70% of buyers and 67% of sellers) are comfortable with conducting business electronically (such as reviewing and signing documents). When it comes to virtual tours, 54% of buyers feel it is very important to have a real estate professional navigate the virtual home buying process. However, only 2 out of 5 buyers would purchase a home without physically stepping into the home.
Buyers aren’t shying away from the home buying process, but they (as well as sellers) need your help now more than ever. Here are a few ways to add value to your client’s experience:
- Include detailed written information with virtual tours
- Consider including a tour of the neighborhood in the listing
- Stay actively engaged in the clients’ online search process
- Stock up on sanitizer, wipes, and masks
- Make sure you’re familiar with county health guidelines and protocols
